A Trend in Focus

modern vintage

Character you can't fake. Warmth you can spec.

Modern vintage doesn't try to replicate the past — it borrows from it with intention. Warm wood tones, tactile materials, and pattern add the kind of layered character that new construction homes often lack. Think: honey-toned hardwood floors, two-toned cabinetry, encaustic-look tile in the kitchen, and roman shades in something with texture. The result is a home that feels collected, not assembled — and that feeling sells.

Defining Characteristics

what makes it work

  • 01Warm earthy palette: honey wood, terracotta, rust, amber, cream, soft olive
  • 02Pattern as a feature — encaustic tile, geometric, vintage-inspired formats
  • 03Two-tone cabinetry — lighter upper / darker lower or bold island
  • 04Warm wood flooring as the foundation — honey oak, pecan, wide plank
  • 05Roman shades or layered textiles with organic pattern or texture
  • 06Unlacquered or antique brass hardware throughout

Design Notes for Builders

Modern vintage is the most forgiving of the four styles when it comes to mixing tiers — an Classic floor can coexist with Signature tile and Premier hardware without the whole spec looking inconsistent. In fact, that mix often enhances the 'collected over time' feeling the style is after. Encourage salespeople to help builders identify one or two high-impact upgrades rather than pushing the full tier up.
